Paris Hostel under renovation

Overview

A budget hostel in central Paris operating for years with declining guest satisfaction and aging infrastructure. The property had consistent footfall thanks to its location, but the product no longer met traveler expectations. Revenue had plateaued while competitors in the same district were investing and pulling ahead. The owner made the decision to close for a full renovation and relaunch as a modern urban hostel.

The core problem

The property was running on a legacy PMS with no automation, static pricing, and no digital guest experience. Housekeeping was unstructured, supplier contracts were stale, and the physical product (rooms, common areas, bathrooms) had not been updated in years. The result: declining OTA scores, shrinking conversion rates, and a revenue ceiling that no amount of operational effort could break through. This was not an operations problem. It was an asset problem.

Constraints & reality check

Key constraints included:

  • Physical product no longer competitive in the Paris hostel market
  • Legacy systems with zero automation
  • No revenue management, no dynamic pricing
  • Full closure required for renovation (not a soft refurbishment)
  • €700K–800K renovation budget to manage
  • Owner needed a single operator to handle construction, tech deployment, and relaunch

Strategic approach

We designed the full repositioning and are managing execution from construction through to opening.

Asset Repositioning

Redefined the property as a modern urban hostel for international travelers and digital nomads. New room configurations, co-working common areas, and a fully digital guest journey from booking to checkout.

Construction Oversight

Managing the €700K–800K renovation end-to-end: contractor coordination, timeline management, budget tracking, and quality control. Scheduled to open May 2026.

Tech Stack Pre-Deployment

Mews PMS, dynamic pricing, full channel distribution (Booking, Hostelworld, Expedia, Airbnb), and automated guest communication are being configured before opening. The property launches on a fully integrated stack from day one.

Pre-Opening Commercial Strategy

OTA listings, direct booking website, pricing strategy calibrated to Paris demand patterns, and launch campaigns are being built in parallel with construction.
